How would you value a SaaS product whose .com domain is worth $110k, but the product makes ~$1k MRR?

I have a SaaS product with a memorable 4-letter domain. Over the past 14 months, the product has consistently generated approximately $1k in monthly recurring revenue (MRR). I am considering selling it on Acquire. com, but potential buyers were offering a valuation of 3 times the annual recurring revenue ($35k). However, if I am to sell the domain separately, it could fetch $110k. What would you do in this situation?
